When getting ready to start renting out your investment, is it better to have it furnished or unfurnished? I assume unfurnished is better but I would appreciate any input from the seasoned investors. Thanks!

I'm new to BP and am still researching the areas that I would consider for a rental property. I see one that is 15-20 minutes from town but I would like some thoughts if it is better to be closer to town and jobs, ect. If there is any Santa Fe BP members, I'm looking in the Lone Butte area off Hwy 14. I'm worried about lower rents cutting into cash flow as well.

I'm looking at a Short sale that just came up and I think it is a little high. Are the banks flexible when it comes to pricing a short sale?
Well, that was a lot of good information. I appreciate everybody's input. I've read a lot of books that only focused on the positives of property management. I really never thought about the fact that I might not be any worse than a bad manager as a new investor. It was news to me that a good property manager is hard to find. Thanks Everyone!
I'm considering using a property manager for my first RE investment. I understand there are different circumstances that can determine if this is a good decision or not but I was wanting to hear some of your opinions on property management. Thanks!

It might be nice to meet. I think we 3 are new to this all. The two of you are a little ahead of me. I like the goal of having 5 rentals in a year.

Thank you. This is still all theory now but I think I like the idea of purchasing single family houses and renting them out. I'm not looking to flip. The idea of the lower tax rates of passive income appeals to me.
