@Henrique Da Costa Read and study everything Ann Bellamy says above until you know it by memory. Then get your education right here on BP starting with the podcasts and free webinars. You'll come out way ahead in both knowledge and dollars. 

I own SFR in West Tatnuck area of Worcester looking to wholesale off-market @ $149,000. Comps in low $200's. Partially rehabbed (plumbing, electrical, appliances, flooring, & considerable cosmetics). @Erick Cabello  Another one well worth the time and money (Kindle edition especially inexpensive on Amazon) is "Getting the Money" by Susan Lassiter-Lyons. Goes into even more detail than Brandon's book. I've read and loved both. Most important is putting this stuff into action. It works. Good Luck!

I've been investing in and around Worcester for a while now in single family only, and I know this area very well. I'm well past normal retirement age and looking to lighten up a little.
