I am a buy and hold investor in SFHs in the near south suburbs and south part of Chicago.  Our purchases typically need between $1-4K in repairs to satisfy the municipality inspections and to make them rent ready. We are looking for a referral to a contractor that could handle such repairs.  We average 1-3 new properties a month. Thanks

We are looking for SFHs to buy and hold in nice hardworking neighborhoods.   Our recent focus has been in the south Chicago suburbs.

Criteria:

Built after 1960

Min 3/1 – 4/2 is better

Brick

Low taxes

1% Cash on cash return

Cosmetic Rehab Only

We are cash buyers.

It'a not too good if the numbers are real.  Filling newly rehabbed units can be relatively easy if they are rented at or even slightly below market value.

Looks like and great project and you made money.   Could you have made more?  Probably but you did well.  Take the lessons learned and apply them to the next property.

Re-fi and take some money out of those properties and buy an additional property. 

I like to look at the cost of losing one month's rent with a tenant turnover vs. keeping a good tenant that is paying less rent.  An increase os $100/month is only $1,200/year. The loss of one month's rent which is bound to happen with any tenant turnover will cost you at least $1,550.   Keep the tenant.
