This is a JV opportunity. Seeking a partner for deal in the Manoa area of Honolulu. Contract price for the house is $850K, it needs repairs of $250K, ARV is $1.3M, estimated time to get it back on market is 6 months. The closing date is one month out now (about 23 June; it is a probate, so court proceedings delay a quicker close).

I will bring in the lending from mainland HM lender, seeking partner to invest $200K. We guarantee partner will earn at least $40K on the deal or 20%.
