Quote from @Chris Furry:

They just did a podcast on a couple that does this on the Real Estate Rookie podcast.  You should check it out.  It was very informative and I want to try it in the future if I can find the right deal.  Very lucrative for them.

Saw that but it was not very imformative on how to do it.

Jess Hammersley, I would contact your motrgage broker/ RE attorney and get the info and paperwork from them

Sorry to hear that Raj,  that was the case about 2 years ago but everything has been caught up on their end. I have gotten permits back that i submitted in April and i Just broke ground on my builds last week... sounds like he is making excuses.

If you haven't solved it yet and If you need any help let me know i can ask an inspector to see what's going on with your build.

I have an exciting investment opportunity.

I am proposing to build a single family home that is located in a highly desirable area in downtown Chicago.

The home will feature modern amenities and attractive finishes that will appeal to a wide range of buyers. We are currently negotiating the purchase price to put the property under contract and are working on securing a partner to move forward with the deal. I will be working on the construction myself as I have my own construction crew.

Upon sale of property, the partner will get 100% of their money back before we split profits which will be a 50/50 split.  We are confident that our project will be successful and will offer a very lucrative return on investment.

We invite you to join us in this exciting venture.

More info on the building and financials can be provided.

Our projected return on investment is very impressive, message me for more information if you are interested.

Thank you for your time and consideration!

Hello! I'm here to tell you about an exciting investment opportunity. We are proposing to build an additional 2 units in this 6 unit multi-unit apartment building that is located in a highly desirable area with high demand for rental units.

The building features modern amenities and attractive rental units that will appeal to a wide range of tenants. We have already gotten the property under contract and are working on securing the necessary permits to move forward with the construction. I will be working on the construction myself as I have my own construction crew. The architect is ready to begin work on the project.

Our projected return on investment is an impressive 15%. We have already secured financing for the majority of the project, but we are now seeking additional investors to help us reach our goal. We are confident that our project will be successful and will offer a lucrative return on investment.

We invite you to join us in this exciting venture and to reap the rewards of a 15% return on investment.

More info on the building and financials can be provided.

Thank you for your time and consideration.

Also remember that we are assuming that you start your business and you are immediately making a profit on with it. Once you leave the W2 world you will have to pay taxes every year instead of receiving. I just got my 2nd property and i was in a similar position as you. Definitely can NOT do everything yourself or else it will take forever. Best advice I can give you is get as many properties with a conventional loan as you can. I got my 1st building with 20% down and I did everything myself and it took me about a year(added a garage, new siding on the porch, new deck, and i dug the basement down to make another unit in the building, which is almost done) but on the 2nd building I used hard money and its been 9 weeks and it will be done and ready to rent next week. One thing i learned is Don't try to save money by doing it yourself because it will always cost you more in the long run. im going to start looking for the next property and i will just hire some subs to finish my basement as it is not worth my time anymore.
