I am renting to a couple, do I do a background check on both or just the one who signs the lease? Using Rentprep, first timer.

Appreciate any help.

I currently own two condominiums my original one was purchased on a 15 year mortgage although I now have tenants in my original one. My second condo which I just purchased two years ago as my primary residence is on a 30 year note but I am considering changing that to a 15 year to lower my rates from 4.75 to 2.99

I may in the future rent out my primary residence does it still make sense for me to change this to a 15 year?

Thank you.

My basement is currently plumbed for a bathroom but not yet framed out. I have somebody willing to do the laminate floor for a good price but they want to do it now before the basement is framed is that OK?

One week before the final signing the buyer loses their job after which the loan processor calls the employer to verify employment so the deal can not close. Can the seller sue the buyer for anything?

I’m looking into buying a single family home in Cleveland Ohio to flip. How can I research the current home sale prices and rents in a particular neighborhood? Thank you for your help.

One more question. If the bank denies the   Owner occupied so then I decide to pay the fees does that start the whole process all over again?

 I appreciate your time

Thank you Jason
