I am looking to invest in multi family in the West Allis, Wauwatosa and Village of West Milwaukee area. In the future I would like to invest in Bay View, Harbor View through the Upper East Side. I am looking for Residential, but want to move into bigger economies of scale.

If I was to pay off my student loans I would save my money and start to invest in real estate after the loans are paid. I feel like the opportunity cost of starting my real estate career is a better way to go as I can pay off my school loans over time.

My highest interest rate is at 4.660% for my school loans, I currently have $17,700 left to pay off. I have $6,500 cash in the bank and am planning on selling an extra vehicle worth approximately $5,000. I want to pay off my school loans but a goal of mine is to purchase my second piece of real estate this year.

Just to give some background. I bought my first investment property this past September, I house-hack the duplex and rent the other space.

I was planning on paying off my school loans by the end of the year. I have been listening to a lot of BP podcast which is getting me interested in purchasing another REI. I would like to pay off my student loans, I also think of the opportunity cost of waiting a year for my next deal.

What does everyone think?

I will be sure to attend the Wausau REIA. Thanks for the information. I think that is a good idea to keep the extra cash for the renovation. We will have to meet once I get into the area.

Michael,

That is awsome, hope the best of luck to you on your REI. Thank you very much. I will for sure keep the BP community updated. This is an awesome site that has been very helpful!

I am new to REI, I am looking to purchase my first house. I am recent college graduate that has some money saved up. I currently live in Racine, WI and am looking to relocate to Wausau, WI. I would first be sure to have a comfortable paying job before moving. I would like to find a house in the low $30,000s. I have enough money to pay for the house in cash. I would like to fix the house up and flip the house. Is this a good strategy? What are the benefits of buying the house with cash vs a mortgage other than the saved interst on the mortgage. Is there anything that I am missing or should look into more? Any information would be helpful or any people in the Wausa area that would like to connect would be much appreciated.

Thanks,

Don Michna
