When I purchased my last property my attorney created and quitclaimed the property into an LLC at the closing and only charged me a couple of hundred extra for the paperwork. I like to keep things simple.

I read here that you can do it yourself.  Look up LLCUNIVERSITY.com.  This might help.

Do your homework.  I have heard of some misrepresentations on the auction sites.  Best if you can actually look at the properties.  I have asked if anyone here has bought from online auctions and didn't find anyone.

Looking for deals to rent or flip.  Many are pretty run down.  There is one in my town I would love to get but with so many people trashing the auction companies I am nervous.  Most complaints sound like sour grapes, excessive fees or cumbersome processes.  Don't really want to pay 5K in stupid tax.

I am looking to find out if online auctions ever work out.  I know that it has been asked here before but the threads seem pretty old so I would like more recent feedback.  So forgive me if I am beating an old horse.  I was researching Hubzu and found a unlimited number of negative comments.  I know where there is smoke there is probably fire but while reading these I kinda got the feeling many sounded like they were disappointed they didn't get the house as they hoped and were upset over the circumstances.  I know they try to inflate the bidding and can be a pain but I have been looking at deals for 3 years now and if I had a dollar for every house I lost due to some other realtors lack of professionalism I wouldn't need rental income.  Hell my agent and I even walked in on new owners remodeling their house because the listing agent forgot it closed and gave us the key box number.   So I wonder if any of these sites are worth exploring?
