No worries, appreciate the sentiment though. I do agree with your points. I could've broken down exactly what we're doing but it appeared the poster was just information gathering to learn more about investing there. Because of that I didn't want to get too in the weeds as it could've been confusing. I wouldn't recommend flipping to anyone that's not intimately familiar with the market. I do however believe buying pre-con at a price one can afford, STR is a good play especially right now. If you're lucky enough to have to make a decision whether to flip (because of rapid appreciation) or STR then that's a really good problem. That being said don't see the appreciation rate staying as high as it has been for the last 18 months. I do believe there will be more appreciation into 2024 for the Baja Sur market, just at a lower %. I also like the fact the property taxes there are extremely low which help offset some of the higher upfront costs like realtor commission and closing costs, especially if the properties are being held.

Hi Kasey,

Sorry for the delay in response I've been running around like crazy working on projects.  Getting financing is not a problem but unless its private investment or you can raise the $ the mortgages are secured in Mexico which have a high interest rate (although not much higher than the US as I write this).  We haven't gotten financing but even with the higher rates it's still not a bad option.  We've been able to pay cash - remember apples to apples these properties are still much cheaper than anything in the US and with pre-con you have the ability to flip your units before closing using only the down payment as your marker.

I own two properties in Cabo and bought both pre-construction. The appreciation on both of them has been superb but unless there's a more attractive opportunity to allocate proceeds to I believe it's best to stick with what got you there. US real estate is still way too high in my opinion and Mexico, in particular south Baja is still one of the best places in the world to invest imho. Buying to STR has been the right decision for us. To do it properly however it does require time spent down there furnishing, getting things up and running, etc. The property managers generally want 20% there but we've been able to arrangements with our connections and do a property management "lite" setup where we still manage the booking and pre-trip communication and our people tend to needs on-site and arrange the cleaning. This setup has allowed us to pay a very reasonable flat monthly fee saving us thousands of dollars.

We're now looking at another pre-con project starting Nov/Dec of this year and considering pooling our investment with others.  Feel free to inquire for more info.

the labor isnt the problem, I have my guys.  I’m talking about the materials.  For granite and flooring pricing for instance, can someone point me in the right direction?

Hi John,

Perhaps I did a poor job articulating what I'm looking for.  I want to know if any websites have information that can give you the % by city based off of market inventory (avg. rental prices divided by avg. sales prices per like size residence).

I'm curious to see what online tools others are using to find purchase/rent ratios. Can anyone recommend a good website or online instrument that helps buy and hold investors analyze properties geographically. Thanks!
