Post: When should you obtain a lawyer or attorney?

I coming up on my first flip and I'm not sure when and for what exactly I will need a lawyer or attorney for. How much do I have to expect to pay them? 

I want to respond to people on my post, but I can't seem to figure out how to "@" them on the mobile app. On social media accounts you type in the "@" symbol, then names come up for you to click on, I'm not getting that option.

Many times I heard that getting your license to view homes would be beneficial so I can view homes at my own convenience.

Can I get a license without working for a company?

If I have to work for a company, what type of agreement makes sense for a flipper?

If I have a license, can I become the buyer and seller for my flips?

Is it beneficial for a beginner flipper to have there license? I currently don't have enough going on where I'm too busy to act as my own agent, if thats even allowed.

By the way, I operate of Pennsylvania

Has any pulled a loan out on a home, rented it out for more than the mortgage price, then was able to pull another loan out for another rental because you was making more than the mortgage payment?

Is that how it works? If so, how many times can you repeat that process? If it doesn't work like that, how do you pull a loan on another rental property if you already have one that you make money off?

I'm new to this, just trying to understand how things work.

I am new to real estate and I'm trying to better my tactics. 

I find myself picking out homes that are worth taking a look at, just to find out after upgrading it, there won't be room for profit. My understanding it isn't a peice of cake for agents to pull comps on an area, so I don't want to flood him with addresses for him to pull comps on.

How do you go about picking home to view for a particular area? Area there ways to figure out comps yourself? What should I do to better my searching?

Can anyone recommend a good agent in Philadelphia. Me and my partners have been striking out in Coatesville Pa's market, we are looking to search in Philadelphia. We need someone who knows the area and can assist us with flipping homes.
