Afternoon BP! I am a real estate investor in the Northern Virginia area and I had a question about how BP feels about wholesaling properties out of state. In the Northern Virginia area, the housing market is astronomically high, which is good for the economy...but not as good for a newer investor such as myself. I was wondering how this community feels about finding prospects out of state where the housing market (prices) are a little lower. Is it harder to find buyers? Should buyers be from that state or any state? Do you physically have to be at every closing? Anything along these lines will help tremendously!

@Ehab Tadrous I appreciate your feedback! I've done extensive research on the properties in these areas as well. Have you had better luck finding potential deals in these areas? I was thinking of working possibly in Baltimore or in that surrounding area. I was also thinking of potentially working out of state in say Pennsylvania or somewhere else that would be lucrative. The numbers in our area just aren't conducive for lucrative deals for myself (as a wholesaler) and a potential investor (rehabber).

@Lucas Machado I appreciate your feedback! The only reason I was asking about pre foreclosures is because of what I mentioned in my initial post, the prices in the DMV area are just not lucrative for potential investors. That brings me to another question that I have that you may be able to answer. What is your stance on wholesaling properties that are maybe an hour away or even out of state? The only reason that I ask is because there are some areas maybe an hour away and of course out of state that I believe could possibly work for potential investors for wholesaling. What are your thought on this. Also, please remember I am a new slightly inexperienced investor so do you think this would be a good move for someone like me, or should I try to find the needle in the haystack in my area?

Hello, 

I am a new investor living in Northern Virginia. I had a quick question about wholesaling pre-foreclosures? Is this a good avenue for lucrative deals, or should I just stick with finding prospects with ugly houses that I can assign? The reason I have this question is because, the market in NOVA is pretty pricey.. Per my research haven't been able to find a low priced home that I could get under contract, and successfully assign to another investor for a decent profit for both parties. If anyone has an answer to my question or a lucrative alternative I would love to hear from you!
