Positive cash flow is always good. I'm not sure how much your invested. That would make it a good deal or not. ROI?

Well He seems honest. Not too many veterans go around saying they have PTSD on a rental application. I'm sure if you have any concerns he would be upfront with you. Also, just because he has PTSD dosn't mean he is violent. He may have difficulty working but if thats the case the Veterans Affairs will give him compensation for that. If he is in his 40's that is retirement age for the military and might be getting a retirement and a VA compensation which will probably give him access to social security. I would still run a background check on him. I dont think you have to do anything special to accept a 1 yr lease. I just wanted to chime in because I'm a veteran as well and sometimes we get a bad rap. Dont let the PTSD thing scare you off. You do want to make sure he's not violent though.

I don't have a late date on my leases.  Its due on close of business 1st of month.  Also, I have a bank account for my rental properties.  I give the tenant my bank account number, they deposit it and send me a text that they did and amount.  I confirm it.  If they are late I charge $50. $25 a day after the 5th.  So far Its been great.  It works for me because I'm small scale.  I only have 6 rental units.  I wont be able to do this as I scale up.

Aloha, I'm looking for options to increase my lines of cash flow. My current job allows me tons of time in front of a computer to do as I please. I basically have to be present in case of a catastrophic failure.

I have access to the internet and have hours upon hours to kill. I've been learning and trading pennystocks, I've done tons of research on local and out of state projects using the biggerpockets calculators, etc.

What type of jobs are available to someone like me? I was thinking of approaching the local banks to perhaps get into undersigning loans or in some sort of capacity loan approval. I'm an excellent self learner so I could get training or degrees if needed. Anyone out there have advise for me? I'm all ears.
