re: When buying notes of owner occs you for sure know how tricky those can be..

yeah..I just started getting into researching servicers (which I am not a huge of - in my regular business). I think right now I may start my focus on non-performing notes, since I have a bit more experience in handling foreclosures. But I'm quickly realizing that its a whole different world!

@Jay Hinrichs thanks for the advice re: licensing. In MI we are allowed up to 10 transaction per year before we need license. I'll have to check other states to see which ones don't require licenses.

Thanks Ken! looks like I got my weekend reading set.

Hi there. Wanted to say hi and introduce myself and thank everyone for all of the amazing information on this forum.

On a long 7 hour drive (one way) last week, I found Kevin Shortle's podcasts and devoured all of them. As a real estate and litigation attorney I've fought, enforced, foreclosed, negotiated and defended 1st and 2nd mortgage liens - but never thought to invest in them [smacking head into wall]. If anyone has any "recommended reading", to further my education in this area, I would appreciate the insight.

In exchange, I'd be happy to help with any Michigan legal related questions. Either way...just wanted to say hi and thanks!
