For your first deal I would suggest a cosmetic rehab to mitigate your risk. Will be more difficult to find as everyone wants to buy these deals. 1 bad deal can destroy 3+ good deals. Unless your background is in construction/ trades and you truly understand your costs and risks.

Hi Lawrence, 3 quick pointers:

1. it's normal to be nervous with doing anything for the first time 

2. over prepare, practice your scripts and role play

3. it's just a conversation, don't sweat it

Also make sure you know what the goal of your call is. Is it to schedule another call, a walkthrough etc? My philosophy is to never leave a meeting without scheduling the next meeting.

One way would be to reach out to syndication attorneys and ask for referrals. Hope this helps.
