This is a great case of "perceived value". 

If I was renting a place, I'd have a bigger issue with the smaller stovetop than the lack of cabinetry. There are tons of creative ways to make storage for pots and pans, like an overhead island/chains. (I'll try to post a pic)

A good team consists of people who have the skills that you don't. So, to answer your question with another question: 

What are your goals?

What are you good at?

What do you know? What don't you know?

Your team should consist of people who do the things you DON'T do. Attorneys, CPAs, Contractors, Real Estate Agents, and Bird Dogs all have a place in this game. Which of these are you willing to do? Which of these are you BEST at doing?

Each market and city is unique. There's opportunity in every market. Focus yourself on ONE market that interests you and learn everything possible about that market.

To paraphrase Warren Buffet: Investors make money no matter which way the market goes, up or down.

Good tenants are hard to find. If her place is clean, and she's been there for 8 years in my eyes she's a keeper. 

Patrick hit the nail on the head already: get documentation of her rent payments as part of the deal. If the seller doesn't pony up the security deposit (or deduct that amount from the deal), write up an agreement stating such.

Just a quick Google search shows Chapter 7 as the liquidation bankruptcy. Some things are exempt (primary residence) but depends on your state as well. You'll definitely need legal help on this one if you pursue it.

Better yet, find local trash pickers or a small mom & pop thrift store in the area and tell them to haul it all away for you for free! Solves two problems at once! Win-win!

Sounds like you've crunched all the data already. Double and triple check all your numbers. I'm just a small fry, but if I'm looking into such a large purchase I'm walking every inch of the property with a contractor. 

Other things to consider: 

Are jobs following into that area? 

Are there new laws being passed by the borough making your landlord experience a bit harder or more costly. (This scenario happened on a property I've been targeting. All apartments in the borough are required to add in fire systems and sprinklers, no grandfathering allowed)

I'm not too far from Harrison City, and I used to live in Homestead too lol

Small, small world. I lived on East AND West 14th at one point, and had the Carnegie Library gym membership (best kept secret in the area!)

If either of you would like to team up, I think it'd be fantastic
