@Zach Kidd,

Thank you for a very, very enlightening read.  As with any service, it is judged on the value added.  If and when I choose a realtor, I will do my homework, before selecting. If they do all of what you described that is worth every penny.  

@Al Wilson, 

I thought this was an open forum to share and learn.  I am in no way saying I will not ever use a realtor.  Yes while I am fairly new to this business, if I find a hard working realtor who provides value added service, I would be happy to use their expertise.

@Al Wilson,

I am not asking a buyer agent to cut their fee.  I feel that if most of the leg work is done, why would I need to use a buyers agent.  So if I don't use an agent, why should they seller's agent, who would not be representing my best interest capitalize on retaining the entire commission from the seller.  

BTW, I am not asking why would I use a buyer agent.  I have used realtors before that just want to collect their commission check, put you in the first home they find and push it on you until you give in.  I am representing my best interests because this is my investment not theirs.

Thanks Todd.  I appreciate an opinion that isn't so bias.  But I also appreciate all the information out here.  While I may not be licensed myself, I try to learn as much as I can about a subject before just spouting off.  

Thanks again to all who have responded.  I will take all your advice under consideration.

Thanks everyone for their replies.  I do appreciate hearing all sides of this debate.  While I understand that the seller pays the entire commission, I also understand that if he/she did their homework then they have included that in the sale, so if that is reduced, you may be able to have a bit more flexibility in purchase price.  Again we are talking 2 maybe 3%, but you add up pennies to make dollars guys.  

I'm not saying a good agent is not worth the money, but if I don't mind doing the leg work myself, i.e showing up for inspections things like that, and since Illinois required a lawyer to review the papers, there are other things to consider.

Good Morning,

I am interested in buying 1 of 3 properties.  I don't currently have a realtor, and have a few questions.

1. Since I basically have done alot of the research on my own, how do you go about negotiating with realtors to reduce their fees?  I am trying to understand how this works.  I get that the seller basically pays the fee, and it may be split a certain way between the buyers and sellers agents, but if I have done most of the work, isn't there some room for negotiation?

Lets start there, I'm sure other questions will come up.  Thank you.
