I always go back to my "why", listen to motivational audio book, or journal about my struggles. It always helps. thank you for your honesty and transparency. What keeps me going is two things, but I’m relatively simple.

First is my daughter. Not because I want to spoil her rotten, but I want her to see her dad fight like hell for something he wants. And I want to be that example for her, which I never really had in my own life growing up.

the second is a question I regularly ask myself, “Compared to what?” Yeah, this client that I’m working with as an agent is a major PITA, but compared to what? Is it a bigger PITA than working the 9-5 that I hated? Or not having the flexibility that I do now as an agent/investor to be with my daughter? No, dealing with this client is definitely easier than dealing with those things. 

Just my two cents. And I hope you find the answers you’re looking for.

It depends.


Do you absolutely hate your job and want to get out ASAP? Cash flow is king. Do you like/enjoy your job and see yourself there for 5-10 years? Cash flow is less important. (But still very important!) I think it depends on what your goals are/what you are trying to accomplish. As long as you have the reserves to handle a slight negative cash flow, if the property is in a high appreciating area, it might be worth it then, too.

It’s awesome that you’re looking to get into a house hack. I’m a realtor in the Fort Lauderdale area and would love to help anyway I can. I’ve helped some clients get set up with house hacks already.


to answer your question specifically, the biggest con with house hacking is the, let’s call it, uncomfortableness of living close to someone. The pros are endless, low down payment to get in, use up to 75% of the rent from the other units to help secure the loan, live for free/cheaper, etc. i always recommend first time home buyers house hack if their situation allows for it.
