Post: Primary Suite in basement

Hello,

Currently doing a live in flip and the basement is a blank slate but the upstairs primary isn’t much of a primary and not connected to any bathroom. Currently 3 bed upstairs and we’re thinking of finishing out the basement and adding a primary suite down there with one more additional bedroom. 

Is this a bad idea or should I find a way to make the primary upstairs on the main floor? Primary on the main floor would result in a total 4 bedrooms on the resale. Primary in the basement would allow for a 5 bedroom resale.

Thank you for your thoughts in advance. We’re split on what the best route is.

Hello,

I recently just purchased a property that we will be doing a live in flip with. It was built in the 1950s and does not have AC and has baseboard heaters. My goal would be add AC and most likely remove baseboard heaters. The home is 2800 Sqft and hoping to sell around $800k price range once complete. 

My question is, will adding minisplits over HVAC system reduce the ROI? Minisplits are much cheaper but I'm worried that they will not have as much of a return verse getting a HVAC system installed with all duct work.

HVAC will be approx. $30k with all duct work and Minisplit system would be $15k-$20k. These are rough numbers, but would it be worth doing an HVAC system or is a minisplit system okay to move forward with?
