Hi Teresa,

Depending on the loan amount and your credit score, some lenders will charge you an upfront fee to take out a mortgage. I personally used Caliber home loans for my first deal and they got me approved when others wouldn't, although I'm paying a higher interest rate than I wanted to and had to pay an initial fee too. However, you need to look at the numbers and see how much the higher interest rate and fees affect the return on your investment.

If you're interested in speaking with Caliber, I'd recommend getting in touch with Diane Bennett who is excellent and helped me a lot. I'm about to do my second deal with her.

Hi All,

I recently purchased a property in an Opportunity Zone. My broker told me that there would be no capital gains tax on the property if I hold it for ten years.

Now I’m seeing that for the capital gains tax to be waived, the property must be held in a Qualified Opportunity Zone Fund, which I didn’t set up to purchase the property.

I feel a little stupid in having taken her comments at face value and not doing my homework on OZ’s prior to purchase. I was trying to make sure I understood everything about the process of my first deal, and neglected to look into the rules around OZ investment.

Does anyone have experience investing in OZ’s? Has anyone purchased outside of a OZ fund and then been able to transfer ownership to one?

Hey there! I'm new to bigger pockets, and am looking to buy my second buy and hold investment property. Can anyone recommend markets where the 2% rule is in effect and not impossible to find good deals at reasonable prices?
