@Bill Ward If I went all in and focused on paying off my debt it would take me about 13 months given my current savings rate. I have already been preapproved for over 300k which is shocking to me. So I have all the means to buy something around the 170k-250k range in an area that I know is pretty well regarded.

Hello,

I’m 31 and weighing my options on whether to buy or wait until I pay off my debts. I have 2 loans totaling to $20k. I make $90k 
a year and have saved enough for a 3% down payment on a home under $300k. The monthly payment on both loans combined cost me $600 a month. I feel like at my age if I can buy something I should but I also know the power of being debt free. Any suggestions or encouragement?

Hello,

I just started a new job in DC and have paid off all of my credit card debts. I feel like a new man. Now that I have a stable job I would like to begin doing things right. I am looking at renting a cheap apartment with roommates close to work so that I don't have to commute. I do not have the funds right now to purchase my own place to house hack. I have tons of experience managing properties and I used to work in real estate. If there are any investors or just people in similar situations in DC please contact me. I would love to room with like minded people that want to be financially independent. I just finished listening to Set for Life by Scott Trench for the second time and I am taking notes, so first thing on my list is to minimize the money I spend on housing.
