I have a property that I am looking to rent out very soon. I purchased the property when it was $208k. I did some work on it and now it's valued at 237k. I plan on renting it out for about $1,900 a month which is the going range for the area. However according to the 2% rule, I'm not making any positive cash flow. Is my math right or am I doing something wrong?

I'm a single man looking for ideas or what knowledge I need to have in order to invest in real estate. My ultimate plan is to buy a duplex somewhere and rent out both sides. I do already own a home in Baton Rouge L.A. near LSU campus and plan to rent it out.

What else can I do in order to maximize profits?

I recently signed up for iul. However now I'm hearing stories that they may be a scam or some type of pyramid scheme. Does anyone have any experience with them
