@Chris C. yes. the calculator wont let me put zero. As my post says it is a foreclosed home because the person could not keep up with the payments. So its just practice and assuming that there are no repairs.

@Robert Leonard I'm practicing analysis like my post said. It's a foreclosed property and this is just a hypothetical. Not interested in buying it, I want to reinforce my knowledge with practical application.

Hi all, i would like some input on this property. I'm new to bigger pockets and am just practicing my deal analysis. This home is being foreclosed and put for auction due to this owner cant pay rent. So there is no repairs necessary. Please be critical and let me know if i am understanding this correctly or am totally off.

Some properties are way better than some that are on the market and for way cheaper. Maybe its the frugal in me but just a wild thought

Good morning all,

I have been in the market looking for a home/buy-hold multiplex for a few months now. i am active duty and want to maximize the VA benefit to the max but i cannot seem to see anything about wholesaling. So my question is, is it possible to get a private lender to front cash to snag a property for cheap and finance that off market property and convert that property to a VA backed loan? The VA benefits page states that it is possible to convert a convention loan/FHA loan to VA. There is also VA construction loan that can be converted to VA home loan. i was wondering the similar type of situations but with a wholesale/foreclosed/under or off market value, and properties that usually require larger upfront cash payment. i hear the horror stories about VA loans from sellers and property sellers are in for the cash up front returns, but i do not think that those stories apply to everyone. Simple terms, have someone purchase an underpriced/ off market home with the intent that i finance it from them under VA loan terms. Anyone have experience in this? Maybe I'm just talking unicorns or if this is even a real thing. Looking for insight.

Construct year? 7plex for 185K? im here in San Antonio and i cant find a duplex for that price. 

the math you speak sounds good as for annual profit of 12K. 

 what i would do is i would invest in an inspector to check the integrity of the inside and to do infrared to see how bad it is which can cost a few thousand(5k~) if it doesnt look so bad then do spot repairs. might be a big hard upfront investment but if you can profit 12k a year, reinvest it in the loan principle pay down, renovations, and good tenants then this property can be a good one. well at least from the information from this post.

My name is Domenick and as the title read, i am currently military and just moved here in November. I recently have returned from being overseas for the past 6 years and getting accustomed to real life. My goal is to invest in real estate and would like to get started by using this community. Hopefully i can gain the information i need from this community and assistance that every pro knows and wished that they had when they were first starting off.
