My ultimate goal is buy and hold for generational wealth. As a full time working professional want to invest excess income into long term assets. Working on building a group of similar high income individuals to go all in (don’t want to syndicate) rather have partnership.

Hi, does anyone have experience working with George Tikijian’s group in Indianapolis. I’m looking for solid class B stabilized 75 to 150 units multi family properties in the Indy area. Also any other brokers that specialize in this area and lastly property management in this domain. Thanks and happy New Years!

Hello. Does anyone have insight as to whether Indianapolis continues to remain a strong market for real estate investment in 2019. Particularly class B, 75 to 200 unit multifamily communities. Not necessarily value add, rather cash flowing. If so which particular submarkets should one pay particular attention to?

We will be acquiring a pair of 11unit 1950s builds. Tenants pay gas and electric. Owner pays water trash sewer. This is billed back via at fer. I was wondering if there were some tips to decrease OE to increase noi. Some thoughts 1. Low flow toilets, sink, showers 2. LED lighting in common areas 3. ?Rubs may not be feasible in buildings this size 4. Thoughts on motion detectors for common area lighting Thanks

Hi everyone. Can anyone give me guidance on FHA loan options for a 100 unit stabilized complex. Loan would for between 3 to 4 million. How much down is required and how does one go about pursuing this product ? Thanks!
