@Mike H. Jones Thank you! This was very helpful. East Point and Hapeville are definitely hidden gems. One of the things that attracted me to that area is the sense of community as you mentioned. It's only matter of time until that area is BOOMING!

What's up BP, 

Question, what area(s) do you all think is up and coming in Atlanta? Some of the areas I've been hearing about is East Point, Hapeville, & Grove Park. I recently spent a few hours riding around East Point and Hapeville and noticed there's a lot activity going on. Since then I've considered targeting those areas.

My business partner and I are looking to invest in our first flip. We are currently evaluating a few properties. I am curious to know how others select the best comps. for their investment. Of course, as investors, we try to find those at a higher price point however, while assessing your comps what are some other factors you take into consideration?
