Hi! How much are you all spending on your lvp per sq ft? I’m looking at cortec at $3.99, I haven’t been able to find anything with that wear layer (20mil) around the same price point. Memorial Day sales haven’t been that great around here.

We manage cabins here in Pigeon Forge, Gatlinburg and with the different owners for locations. The floors we have LVP installed look and feel better. The ones we placed laminate tend to have issues with guests complaining they are not always as clean. It's interesting.

We always recommend LVP.

If you go to a flooring shop, they should be able to get you a discount if you're buying a lot. Look for something with a thick wear layer.

Also, if you have Floor & Decor near you go check out their LVP products. I found the product quality was much higher than the options at the Big Box home improvement stores, with Floor & Decor's prices still being competitive.

Thank you for the info! What do you mean when you say lvp can be removed without damaging the floor? It appears both the lvp and laminate are installed the same way, click lock. 

I’m torn between a laminate that is not waterproof, but I love the color and it has a lifetime warranty. Also, only $1.29 sq ft on sale, I figure I can purchase a padding/moisture barrier and it would be fine. Or, I can purchase lifelroof at almost $4 sq ft but I’d still want to purchase a waterproof barrier in case water falls through the planks. It’s going over hardwood floors that are In Great condition, I’d like to protect them should I decide to sell later down the line. What are your opinions on the laminate vs lvp? I’d like it to be durable because we will allows dogs but at the same time, this is my first rental. I’m not sure how the tenant is going to care for it. Thanks!

In general that area of Wilmington is a C class area if that's what you're looking for. Given the area, I'm sure there is Govt money/assistance for revitalization. That said, there's lots to do around there. There's close proximity to major businesses (particularly in finance/legal), Trolly Sq is a short car ride away for the younger crowd, lots of restaurants on Market, and around that. Wilmington is a very close-knit community, especially for a city of this size. Send me a message if you'd like to discuss further.

Thank you for confirming! We do have a property manager we’re going with, we’re in the process of signing the contract. I was just wondering, so thank you so much for clarifying that for me!

Thanks for the response! It’s not that the Llc has any bearing on needing a property manager. In Delaware, we are required to have a property manager if the owner lives out of state. We are moving to Texas, so we are supposed to have one. However, I’m wondering if because we’ve now put the home into a Llc starting in Delaware, are we still required to have a property manager? Or no because it’s in a Delaware Llc?

We've deeded the house over to LLC. The concern is we're moving out of state, In De you have to have a property manager if you live out of state. I'm wondering if now that the house is in LLC, that means we no longer need a property manager since the DE LLC. owns it?
