Oh my...I hear "except for Hawaii and Alaska" way too often. Why do you not provide for Alaska??

@Drew Sygit, thanks so much for the add'l info about "How to Screen a PMC Better than a Tenant". I've printed all three sections and will keep it for future reference when I'm looking for a PMC. @Drew Sygit, thanks for your advice. I've contacted Propertyware and believe it or not, was advised to consider Buildium instead. Based on my doors and usage, they said it would be less expensive to use Buildium. I've also got Zoom appointments with Doorloop and one other..can't remember now.

 Drew, I've been using QuickBooks for several years and continue to be terribly frustrated by the "workarounds" one must do relating to rentals and notes and etc. I see you are recommending Buildium for fewer than 150 properties/doors and that describes me and my portfolio. My question is, how do I stop ith QB and then start with Buildium? As much as I don't like the QB program, I do know it (somewhat) and  have a system sort of figured out. It seems a monumental task to start all over learning a new program like Buildium. Should I start now, with Oct 1 coming up or wait until my fiscal year, Jan 1, 2023? Is there anything I can take with me to Buildium that I've learned in QB?

What I have Andrew, is a building on my property where I live that is not quite finished, perhaps 90% done. I'm also looking at buying other homes that I might make into Airbnbs. Did I say I live in and the homes are in Alaska? I'm planning for the future and need to know if certain properties will pencil out to be profitable. I'm very concerned about the furnishing that I'll have to provide as that's quite an expense here.

I understand Airbnb takes 18%, so what is your fee? And exactly what do you provide?

Can you tell us briefly, if your fees are the same as Airbnb and they are more widely known and popular, why would I want you to manage my STR, since your fees are not a savings to me. What's the difference?

Annie Johnson, Good for you! I live in Eagle River and I can't even imagine the headaches you must have had getting materials to Seward. Sounds like you have a beautiful home though. Very clever of you to find the land that was already zoned for nightly rentals and then did your building. Will you share how you found the Travel Nurse? Scott, I don't know if he handles AZ, certainly AK and probably WA, but my CPA is terrific and knows real estate and taxes. His name is John Rodgers, 907-563-5270, his office is at 605 W Tudor Rd, Anchorage. Tell him Dolly sent you and he'll shoot me the next time I see him!!

I don’t know if they specifically handle what you’re asking about, but I’ve had great success and terrific service with Mickey Foster at Fidelity Title in Anchorage. She has assistants also, who are Johnny on the spot to answer the phone and in general know quite a great deal about Title as well. I’ve had some very difficult transactions with sellers who didn’t want to provide information on a timely basis, and she has pursued and worked diligently at solving the problems and getting the deal done. As far as your type of transaction goes, I would just suggest you call and ask Mickey if she does that kind of title work.
