Thanks Jon that helped clear things up. So if the investor that you sell the contract too doesn't end up buying the sellers house you don't actually get payed? And in case you were wondering I am in Calgary Canada.

Ok thanks. So how exactly does a title company work and how much do they cost. Also who should be paying for the title company, me? or the buyer or seller? I wouldn't really know how to set it up either so I would be greatful for any tips/advice/instructions.

Is that what lawyers mean when they start talking about disbursement and the real property report?

Okay I thought I understood all the steps required to wholesale. My understanding was that you make an offer on a house with an assignable contract. Then when they accept you get your buyer to sign the assignment of contract agreement and get your check or money from the buyer then you are done dealing with them. Am I wrong am I missing some things. Please correct me as I have a large buyers list and some perfect homes to make offers too. I need to move quickly.

Sorry I neglected to tell you that what they are asking for is FMV on most of the homes I am making offers on. I am just wondering how to go about making an offer since it's something I have never done before.

So I have been reading the site for a while now and educating myself. I am ready to start making offers to get my first deal out of the way and was wondering what is the best way to make offers when there is no realtor, do I just call and offer or send them a letter of intent. And also if there is a realtor do I use a different method? I am planning on making offers on about 5 or 6 homes 30% lower than asking price on all of them. Any general advice would be greatly appreciated as well.

If you are into wholesaling just do a search for that on youtube and you shall find some nuggets of gold.

I started a business just so I could hand out flyer's and advertise that I buy homes.
