Sueing won’t be successful. Lenders have been to court before. They know how to win. You would have to pay a lawyer anyway.

Generally, all your debts should not exceed 43% of your gross income. Check the numbers yourself. Ask your loan agent what your Debt-to-Income ratio is? And what the requirement of the loan program is.

Can you reduce the monthly payment by switching to an adjustable rate mortgage?

A mortgage broker may have access to other programs where you do not have to have two years of employment. You may have to negotiate for an extension with the seller.

You should be able to find a hard money lender if the Loan to Value on the real property is less than 50%.  The lot split is a little tricky but doable.

Looks pretty worthwhile to me.  But I have always thought a project with many options is a bad sign.  It means there is no one clear cut path to profit.  Success likely depends on your building experience.
