The reason we asked this question here, was to get an idea what the experienced professionals here had to say about this deal! That the only reason I listed it as " a sweet deal". Whenever anyone gets a chance, please message me, as this deals actual numbers, are even more amazing that the discussion mentioned! I am looking for a great negotiated partner, to go 50/50 with!

I need your advice BiggerPockets! We just received a Miami Fl. deal on a seaside apartment & condo combination. Which is selling for 17-million, while producing an NOI of $ 798,798,550 a year. Which has caused our calulations to come out to the 246-units only being worth approximately $7.8 million. Which would be at a 10% cap rate. We are prepared to make our offer at 10-million, would you do this, and wait on your return on cash?

BIG DECISION HELP!!!!
