Look for a bank that keeps their loans "in house".  They do not count !  You might have to call MANY banks to find one, but they are out there.  Try smaller community banks and credit unions and they do NOT need to be in the same location.  We have a great list of 10 or so questions to ask when we call.  Then there's always seller finance and other strategies too ! Hope this helps.

We have learned to keep asking banks until you find one that works the way you need it to, and also to go back ans ask again after a few months as banks are always changing their "rules" and requirements.   We have had to call lots of banks to find the right fit many times for our deals !  They ARE out there ! Keep calling. We prefer smaller community banks and credit unions.

We are somewhat experienced investors but new to the Bigger Pockets world.  Where can we find info on getting started and best practices for participating and contributing to the Bigger Pockets community ?  When we search for "getting started" we get great articles etc. on getting started in different real estate strategies (most of which we have experience in), but we need to know how to best get started on  the Bigger Pockets  website/community!  Can anyone direct us, please ?

My name is Gay Lloyd and my husband Dave & I are looking for more RE agents to work with in MO.  We are also looking for other investors to work with to do more wholesale deals and to build up our portfolio.  We have been investing for just over 5 years now and live in the state of Utah, but have done deals in MO for about a year and a half mainly in the KC metro area, but in some outlying more rural areas also.
