Quote from @Jesse Turner:

Derrick, there are a few sub-markets in the area. Many of the neighborhoods are still worth the investment, though they do struggle with seasonality.

What specific ZIP code are you considering? I can send you the AirDNA results for that ZIP code.

I didn't have a specific ZIP code in mind it's just something I'm considering in general. I did vacation in OBX once and I believe it was in Hatteras if memory services me right.

Quote from @John Underwood:

Never heard of OBX.

Your answer would be it depends on a million things.

Like the specific property, its condition, location to desirable areas, local STR regulations etc.

We would need much more detail to be able to help.

OBX is the acronym for the Outer Banks in North Carolina

Hello,

I am considering purchasing a short term rental in the OBX area. Can someone provide me with some insight as to how profitable this would be? Also, I'd like to know good lenders in that area.

Thanks!

Has anyone done business with Stonehedge funding LLC? They are rehab lenders out of Uwchland, PA. I am considering using them to fund a deal but I was curious to know if anyone could share their experiences with them.

Thanks,

Derrick

Has anyone heard of or had dealings with Liberty Rental Finance?  If so, what was your experience like?

Derrick

@Stephanie Medellin - Hi Stephanie, thanks for your response.  However, I will not be occupying the property.  It seems like the majority of lenders I come across will not go below 20% which tough as this means I would have to put $30k down and I did not want to tie up too much of my liquid assets in one property.  I found one lender, bridge well capital, that would take 10% down, however, with the origination fee is a little high (almost 4%) and so are some their lender fees.  In the meantime, if anyone knows of any other lenders please let me know.

Hi, I am looking for financing for a 4 unit property in PA.  The property currently brings in over $2600/mo before expenses.  Does anyone know of any lenders that will lend on properties like this with less than 20% down?

Hi,

I am a newbie investor and I am trying to weigh my options between flipping and landlording.  Is anyone familiar with the Pottstown, PA area and if so, could you give me some insight for market in this area?  Is this a good area to flip or just rent?

Thanks,

Derrick

Thanks for the warm welcomes.  As a new investor there is so much for me to think about, finding the right property, financing, and, above all, overcoming my fear so I can take that initial step forward.  I am still in the feeling out stage but I know eventually I'll have to take that leap of faith at some point.  In the meantime, I plan to use BP as a resource as much as I can.

Hi All,

I am an armature investor looking to start out.  I am hoping to get as much information as possible about financing and landlording.  Looking forward to meeting other investors and learning as much as I can.

Regards,

Derrick
