They actually have that eviction moratorium expired in Sept 30th. In Oregon.... as of right now its 90 days minimum.....

In all cases I would say make sure you can insure it.  Call some companies now.  But you already know of all these issues.   


 90 day is a minimum notice by Oregon law,,,,,,,(((( Maybe I said it too rush the units are not falling apart, they are very wore down due to many years no remodeling was done there... 

We getting a very sweet price, my only worries is a units unsafe condition and possible liability if something happens with tenants once the deal is closed..... I know that by the law I have to give them 90 days notice to vacate the property due to renovations, but is there a loophole to have it done quicker..... On other hand, can I start remodeling units while they still live there? And to what extend.....

Hello, I am a new here, I am purchasing a triplex with current tenants that has been there for decades, after inspection we found out that the units are not safe to stay with many major issues, roof leaks, subfloor in bathrooms very soft, electrical panels that has been recalled decades ago and many other..... please let me know from your experience what is a shortage time frame I can remove tenants, or if they stay with standard 90 day notice how could I avoid the liability in case something happens.
