It should be as simple as logging into the routers web interface and changing the password. A quick google search shows the typical IP address for an AT&T router as 192.168.1.254

Type this into your web browser when you're connected to the wifi, and you'll be able to login. I think the default password is "attadmin." If not, it is probably on the router somewhere (normally the back or bottom).

@Myka Artis I was looking into a few of those options, and they look nice. I’m going to plan on managing myself and starting the manual way at first. Since it’s out first one, I want to learn the system a little before automating, and then utilize one of those platforms.

Any input on smart home devices? My current list contains smart lock for check in, outdoor cameras, and thermostat so I can monitor. Anything else you’d recommend?

@Bill Cereske definitely planning on the sealed containers! Do you lock off any area where hot water heater/furnace would be? I may be over thinking but don’t want anyone fooling with it besides my local handyman.

Getting things together for our first STR (long distance).

What rooms/closets do you typically lock up vs leave open for guest access? Do you lock attic access, etc?

We plan to make a few trips through the year which would mean we want to leave some personal things here. We currently plan for the garage to be unaccessible and laundry room only accessible to guests staying a week or longer. Thinking about other rooms and doors now and looking for input.

@Sean McDonnell thanks, Sean! I hadn't heard of that platform before, but looks like it's worth finding more info. I did check with the HOA, and it's not a problem. We have one other in our neighborhood using AirBnB as well, who's given me some insight on occupancy.

My wife and I had our second child recently and we are looking to move from the Savannah, GA area closer to the York, PA area near family.

We are looking to keep our foot in the area if it makes sense, so we’ve looked at a few options for keeping our current home.

Our current house we are in is sitting on larger lot for the area/neighborhood and has an in ground pool. The numbers do not make sense for a long term rental, so option 2...

We've looked at the short term rental. From a few in the area, AirBNB and VRBO can provide some high occupancy rates due to being near Savannah and the coast. The numbers for STR look nice, and would allow us to make trips during gaps in the occupancy. We would use this to help stay in the area and work to pick up other long term rentals.

The third option is to sell, which could make it more difficult to pick up other long term rentals in the area as we start out.

Any thoughts on this and how it would be managing a STR from long distance? Especially with a pool?
