If your atty knows you're going to hold them for the foreseen future, you'll prob want to read up about a series LLC instead of "plopping" them all in one operating account / LLC. Just another layer of protection when you have multiple investments.

 I found the listing.  Is there a reason the vacancy percentage is at 50% compared to a standard 10% like the other 3 similar properties listed on that street?  I'm assuming its because there are no long term rental agreements for the folks in there currently?

Curious to hear your thoughts on this one.

Hey guys, been lurking around on this site for a little over a year and learning a ton using the search feature.  I'm finally dedicating more time to my passion for real estate investing so I figured I'd drop my intro here now before I start posting.

I'm 35 years young, a 15 year combat veteran, and currently own/operate a gun store in North Las Vegas as well as a CNC Manufacturing Facility that contract manufactures for firearm makers across the US and a few other continents as well.

I grew up in Waterbury, CT and own properties there, as well as MT and NV.

When I first got stationed in Las Vegas a little over a decade ago it was during the real estate boom and as a side gig I worked with property managers and flippers for a few years until the market crumbled.  We found new ways to make money after that, continuing in real estate, but I could never dream of having enough money or knowledge to do it on my own.  After running a successful business for about 6 years the tables have turned and now, its more a matter of finding the time, not so much the money.  

So, as my interest in REI peaks again, I'm looking forward to learning all that I can from this site and its members, especially about note investing.

I listen to the BP Podcast anytime there's a new episode -- As much as my wife pokes fun at me, I enjoy falling asleep to Josh D and Brandon T!  It lets me have awesome dreams of an amazing retirement to come!

Thanks to all of you that post here and post articles.  This place is a mecca for anyone that wants to learn.  I'll prob be in the shadows for a while since I know how to use the search function and have been luckily finding answers to my questions easily that way.

I grew up in the town plot section of Waterbury.  I haven't lived there since 1998 but I visit family for at least a few weeks a year and am still very familiar with parts of Waterbury.

Take a look at Town Plot and Bunker Hill areas.  Still decent enough areas with pretty low prices compared to what people are paying for rent in those areas.

I just picked up some vacant land on Granby Street in Waterbury to build some multi family units down the road when time and money allow.

 What part of NLV?  Big difference between Aliante/Deer Springs and Cheyenne/Commerce   ;-)   I'm familiar with the area and my wife currently has some clients looking to rent in the NW part of NLV.
