@Thomas Yolain hey what’s up man, I have a few properties in south west Baltimore under 10k. They do need rehabs but solid comps in the area and new development that will increase property values in the not too distant future.

I’m always down to talk real estate.

hello investors I have a shell in Baltimore city that I'm looking to unload in 21223 as a buy and hold for an investor. It's a 3 Bedroom 1 bath about 1000-1100 sq ft currently. My question is on a property with no windows how much would you estimate the repairs to be for it to be rent ready?

Hello Investors,

I have a property that looks great on paper, my contractor walked through and said there were no red flags. The purchase price would be 105k and the rehab bid estimate 45k. There's heavy activity on comps selling between 225-240k. The area is not in question fully homeowner. 30 day rehab. So my question is when I present this deal to a lender typically how long does it take to get approved? Does the strength of the deal help expedite the process?

Hello investors!

I like to think of 2015 as the year of passive income.  the real question is do I become a landlord using strict investment strategies (low price multi units that can cash flow on average at least $1000 a month) or invest in performing notes. Im interested to know what you guys think, any note investors out there? If so what are your thoughts, landlords????

hello investors,

I reside in Baltimore md and want to look to invest in tax liens. How do I find the list and when do liens become available?
