So we just got a house under contract sub2 and have a couple potential/interested buyers with a lot of cash.  We've structured it so that the seller gets $5k cash and we will get any further payment on top of that from the buyer via our assignment fee.  We will be assigning the sub2 contract to a buyer and then they will start the mortgage payments.  Does anyone have advice on specific things to be looking at when screening buyers?

The other day I chatted with Brian Gibbons on a 30 minute phone call regarding a potential deal I had on the horizon.  He offered some solid advice, and some that I had not yet considered including suggesting utilizing a right of first refusal in conjunction with a lease deal.  Just wanted to pass along that it was a quality 30 minutes and I definitely benefited from the time.  Thanks @Brian Gibbons

@Colleen Chapin @Ned Carey thanks for the thoughts!  Do you often find that the seller gets upset when they see a high 'fee' if you do an assignment, or do they usually not take much notice? (and if they do get upset can they pursue anything with it or are you still solid because they've signed already?)

Everywhere that discusses wholesaling talks about being able to make $500-$20000+ on wholesaling deals. Common basis for pricing things out is of course the 70% ARV less repairs. My question is how you go about determining what you will get paid for the deal? Is it just a matter of feeling things out and trying to maximize it without being excessive, do you do a certain % of the overall cost, or something else?

Hello!

I recently got introduced to BP and have been reading up a ton on the blogs/listening to podcasts/reading the beginners guide, etc. etc.  I am brand new to the real estate world so I'm just trying to soak in as much as possible right now!  In the short term I would like to get started in wholesaling and use that as a vehicle to build up cash for further real estate ventures down the line.  All the reading materials/podcasts on BP are fantastic, but there's no substitute for experience right?  I'll also definitely be looking into attending some local meetings to start to build up a network and looking to get some mentoring.

Any tips, especially from any Raleigh/Durham locals, are certainly appreciated!
