Hi Charlie...

Sorry for being unclear. By "tools," I meant methods, not free software.

I purchase my software and agree with you that a lot of the freeware has problems.

The free methods -- not software -- require work, but they do produce results.

Any freebie software or freebie program will never make you tons of money.

I'll try to be much more literal on this board to avoid confusion.

There is still vacant land in Arizona's White Mountains. It's cooler here than in the desert areas, plus there's four seasons. MSN named it in the top 10 emerging 2nd home areas in the country.

If you're looking for good investment vacant land, I would check out the White Mountains - Pinetop, Lakeside, Show Low, Heber and Snowflake/Taylor are some areas to research. I have a friend who is a broker/realtor who can probably help you...PM me if you need her web address.

I'm doing some FSBO sales right now. The state does require seller disclosure (form on the agency website) at the time the contract is signed and a lead disclosure also. Make sure the contract reflects what realtors are using to cover your rights. Brief contracts are great but leave so much out. Give yourself plenty of time to close also even though your lender sounds ready. Even a cash deal can take 30 days in my opinion. Get a survey.

In our state, you have 10 (business) days to have a home inspection and summarize to the seller what you want fixed or what money you'll take for the repairs listed. It allows you to back out of your contract if you're not satisfied. Time for submission and response is tight so know what the standard real estate contract says about this. Add it to the brief one if it's not there. Get the name of a good home inspector although most miss alot. This is important here in case there's problems you're not aware of.

Have yourself a good real estate attorney to check over everything. They are invaluable in my experience. Don't use their contracts though. They leave alot out.

Fantastic response. Make sure the survey and title are correct...and depending on your state, there may be certain disclosures that you need to see. I thoroughly agree that you should have an attorney look things over. A bit of expense upfront is well worth a bigger expense if there are troubles down the road. I've worked in the RE field for over 20 years and have seen some nightmarish legal problems because people didn't spend an extra couple hundred dollars from the beginning to make sure everything was correct.

Yes, it really is possible. As long as you have a good product or service and are willing spend some time marketing and are willing to stand by your product, you can make a fortune online.

There are many free marketing tools available. If you want, I'll post some from time to time.
