Right now Red Oak and Waxahachie, but I was think about Midlothian also, it seems to be growing pretty good.

So I got my first YL campaing int he mail late Monday afternoon. On Wednesday I got three calls.

The first was from a very nice lady to tell me that there was no house at the address I asked about - just an empty lot (Note to self: do better filtering in listsource).

The 2nd call was from another investor. He was a real nice guy and really just called to shoot the breeze and even told me about some leads he didnt have time to mess with (Note to self: add this guy to the buyers list).

Finally the third call was form an old student of mine who just wanted to catch up.

In all I sent out about 200 letters and got some calls that didnt pan out, but it still makes me happy that someone actually opned up the letters and took the time to call.

Oh, I did get a call (that I missed) and they didnt leve a message (Note to self: call that # back and work it).

Texas says that we have to disclose to the end buyer, Im almost positive that it has to be disclosed to renters. Still checking on that one.

I just got contacted by a guy who inherited his mothers house a couple of years ago. He seems to be super-motivated and his agent is begging me to at least come take a look at this place. Here's where it gets interesting...The reason for the inheritance is that his mom was murdered in the home. Seems she answered the door and some punk shot her dead. Here is my question: How bad is this? I just want to do an assignment deal, of course I know about having to disclose it, but will it totally freak out any end buyers and scare them off? Thoughts?
