When applying for a construction loan you get the loan in pieces as the home is being built. The home is complete and then you roll it over to a mortgage? What is the benefits of this? When you use the brrr method buy rehab refinance repeat, why do you refinance and what are those benefits?

My second question is when you go to buy a home to demolish it and build new, first do you need to buy the home with a mortgage and then get a construction loan to demo it and rebuild? Or can you buy the home from the beginning with a construction loan and use that loan to buy the home, demo it, and build new?

I live in Long Beach Long Island New York and looking for investment rental properties. I'm currently on workers compensation and don't know how long I will be on for which tends to be the tricky part every time I inquire about a loan. I'm still employed by my employer where I stopped working in December 2015. Any advice or if anyone knows of a mortgage lender or private lender that would lend to someone under my circumstances id be glad to discuss, thanks.

When buying rental properties how many loans does a bank generally give out to you ? And when the investor has a large portfolio they can't have hundreds of loans out with banks right ?

I'm curious about a financial decision to make . My real estate investing is not a business , I just use all my left over cash for my deals and expenses . Do you recommend keeping a separate bank account for all my rentals and the occasional flip to keep all my real estate money in one place ?
