If someone were to convert a 2 bedroom condominium to a 3 bedroom, would the property taxes or maintenance fees increase?

Hi this is my first time renewing my salesperson license. I’m currently not under a broker, do I need to hang my license somewhere to renew my license? Any recommendations of courses to do so would be a great help also, I found a few online. I live in the Long Beach Long Island New York area.

I live in NY and going to need to get my license renewed for the first time but I'm not working under a broker, will there be a problem renewing once I complete the continuing ed classes?

When applying for a construction loan you get the loan in pieces as the home is being built. The home is complete and then you roll it over to a mortgage? What is the benefits of this? When you use the brrr method buy rehab refinance repeat, why do you refinance and what are those benefits?

My second question is when you go to buy a home to demolish it and build new, first do you need to buy the home with a mortgage and then get a construction loan to demo it and rebuild? Or can you buy the home from the beginning with a construction loan and use that loan to buy the home, demo it, and build new?

I live in Long Beach Long Island New York and looking for investment rental properties. I'm currently on workers compensation and don't know how long I will be on for which tends to be the tricky part every time I inquire about a loan. I'm still employed by my employer where I stopped working in December 2015. Any advice or if anyone knows of a mortgage lender or private lender that would lend to someone under my circumstances id be glad to discuss, thanks.
