thanks for the input gentleman. I never even thought about disclosing I was licensed when sending out yellow letters or direct mail targeting motivated sellers. @Larry Littrell have you had success picking up listings?

Has any licensed agen/broker on BP ever converted a call from direct mail aimed toward buying a house, to a listing? for example, lead calls you but wants close to retail price, so try and convert it to a listing? Ethics? thoughts?

@Tom Gunnison i have guy in Loveland who charges 2pts and 14.25% (i think this is accurate). he is not a "hard money broker", but does the same thing Pine does, but it seems slightly cheaper to you. I haven't personally used him, but i know him through more traditional lending. Colleague and PM me if you want info

@Colorado BP community

Can a home owner in foreclsure still sell their home if the Intent to Cure period has past? (15days before scheduled auction date)

If so, what steps need to be taken? How does it differentiate between counties?

Thanks in advance for any input, this community seems to be more helpful than my county PT office.

@Mike Nelson-probably would like to start wholesaling or contract assigning. I think making the quick dollar would benefit me the most at first. then expand to flipping and getting a handful of rentals. I will definitely check out your site.

Stumbled on this site while trying to find reviews about the Freedom Mentor Program (still on the fence about it , but that's a whole other thread).

I am actually overwhelmed by the amount of info on this site! I am a RE broker living (and playing) in Fort Collins. I would like to focus more of my time and energy toward more of the investing side of the business, but am looking for a little guidance. Like many new investors, finding leads has been the biggest difficulty for me. A mentor would be nice, but I would prefer someone I could look eye to eye with as opposed to some internet program. Thanks to the editors and all members for all your informative posts. If any experienced members are in FoCo, I would be more than happy to buy you a coffee or beer.
