Hi @Marivi Caban, I’m an investor as well as licensed agent in Charlotte. 

Good faith steps for any buyer to work with agents.

1. Yes, sign a Buyer/Agent agreement so the agent knows you are serious about working with them and not just using them to see homes (procuring cause) then going to another agent to make an offer. Agreement also creates a fiduciary duty of the agent to the signed buyer to protect their interests, shared info and to negotiate solely for the buyer not the Seller. If agent is terrible, you can terminate the agreement. If buyer is terrible, agent can terminate as well 😎. Remember the Seller pays the buyer agent’s commission so sign.  

2. Get preapproval from lender and send preapproval or bank proof of funds to agent. It tells agent Buyer is ready and qualified to buy so buyer pulled their credit. Also imagine you see a home and fall in love with the home, its always better to be ready to offer immediately than to start the preapproval process and potentially loose the home to another more prepared buyer or find out the buyer cannot buy the home.  Its a waste of everyone’s time.

I lived in MN and invest there.
I agree with @Bryan O. if you can convert the basement to a rental with separate entrance. That will help offset the mortgage. I will keep the current house since its a family in there. Renting is no longer an option for me with a family. Landlords are in control and anything can change anytime. You want control.

Even if there is ~50K in equity, you are subject2 so not sure you can refi since loan is still in another person's name. Keep building the equity by renting out the basement (if possible).

Then I would get the Finance degree job. You must have liked finance to major in it .. I hope :-).
thats 40-50hrs per week. You have another 20hrs minimum as a single guy. You can Drive 4 Dollar , do other marketing while employed... that will give you time to ramp up into real estate investing knowledge...as well as W2 for bank financing if needed. RE is a slow process (faster if we get 2008 again). You want another job to keep you busy till you are savvy enough to go FT into investing. Your siblings can help drive for dollar etc if you are hoping to inspire them...and can convince them. :-). It could be a family business with everyone helping...thats a lot of extra hrs available to use...if your family is close like that.

There about 62 duplexes in my MLS ranging from $25K (Highpoint needing upgrade. $500 total rent per month for 2 units) to $695K (Charlotte, Costwold nice area).

In Charlotte alone its 15 duplexes of the 62 above. $145K to $695K .

@Ryan McGlasson  What @Harry Marsh and @Curtis Waters said.   Harry, as usual, cracked me up with the "stupid agent" part.  I think many of us investor-agents started as investors then got licensed as agents afterwards - I did.  But there are pretty smart agents out there.  Just mention a few investor keywords and see if they understand.

I second what @Benion Horton says about the bidding wars with multis.  

Per Huntersville and Cornelius: these are well sought after areas. Rents for a 4 bed ranges 1350 to 4980, 3 bed ranges 1250 - 3000. I just checked our MLS.

Yep, South Park could be pricey.
