I am doing direct marketing to distressed sellers and distressed properties. Since my prospective buyers are going to be rehabbers and landlords, the MLS won't be of too much use. My first mailing list focused on multi-families, but my next two will be mostly single family houses.

My next step is to get a lead generating web site up and to expand/fine tune my mailing lists.

Hi All, I'm a new investor in the metro west area of Ma. I've done a rehab and a wholesale back in 2009, and I'm getting back to work in real estate. I'm a biochemist with a large pharma company working on cancer research, and although I am proud of my work, I am going in to real estate for the long term financial aspects. I'm initially going to be focusing on wholesaling so I can get a deal finding machine in place. Then, I'll restart my rehabs with the occasional long term hold. I'd love to find a mentor to help me climb the learning curve in the wholesaling area and a partner for any rehabs. Thanks!
