I have been approached by a a friend who is also in real estate on a flip that he will have under contract today or tomorrow to be a financial partner. This is an out of state property in Texas in a city he currently holds property. We are in the process of doing due diligence and are discussing how we should split the costs\profit. Being that it is his deal and he would be using his contacts in the city I believe it is probably fair that his split be slightly higher. Hoping to get some feedback on what the 'norm' is or what  you all are doing in your deals. 

The total cost to purchase, rehab and sell is ~$140k. If we split the costs(70k each), using his contacts(broker, contractor, handyman, etc) does a 60/ 40(my share) split on profits seem reasonable(profits estimated at 30k)?

Long time lurker here. I recently became a pro member and have been using the rental property calculator to examine listed properties to familiarize myself with the calculator itself. I am hoping I can get some feedback on my analysis of a property to make sure 1. am using the calculator correctly and 2. If I am assessing the results correctly. The linked property below seems like it might be worth following up on but am hoping more experienced members can chime in.

Hello everyone, my name is Dan and I just turned 30 back in January. I have always been interested in Real Estate investing and several years back even purchased a rental unit in Arizona. The past couple of years I have been sidetracked with work and life in general. Recently I have been trying to get back on track with RE investing by learning as much as I can, including visiting this site almost daily. So far this site has been a great resource for me in my learning process and I hope to one day be able to contribute to the forums. Anyways just dropping in saying hello.

Hello All BP members! First let me say that I have been lurking around the forums for a bit now soaking up your wealth of information. I just want to say thank you for taking the time to share what you know with those less experienced.

My question is regarding wholesaling in Northern Ca., is there anyone here that is currently doing this? If so what areas? I live in the Tri-Valley (san ramon, dublin, pleasanton) and would like to start out as close to home as possible but home prices are still relatively high. I was originally thinking to start here but it seems like over the Altamont might be an area for better deals. I know this is specific to a region but would appreciate any thoughts you have on this.
