My seller has a will stating she inherited house. She will file that with circuit clerk and bring copy to closing. She does NOT have an affidavit of heirship which the title company needs to determine about any claims or taxes due out of estate. Does she need an attorney to do this or just download an online form and fill it out? I think a third party might need to be involved.. what is cheapest and easiest way for her to do this? She is 94 years old. My attorney told me to be careful about acting as an attorney for her because im not a lawyer obviously. but anyway how do i make sure seller brings this doc to closing? thanks

yeah the reason I posted question is because I have gotten zero calls to my google voice since switching to Invitation style envelopes. Im wondering if they are getting to the address.

Im doing probate list from usleadlist. my response rate is less than 10% and about half of them just call to tell me house NOT for sale. But I'm going to follow up with more letters anyway, reworded for them..

This is the only form of marketing Im doing now besides dabbling with craigslist, which seems to be a disaster zone for me. Emailing back and forth and getting alot of snappy responses from people who dont seem to want to negotiate. I want to systemize the auto reply and have a V.A. do that maybe, to determine motivation..

I used to use regular #10 envelope (standard business size) 4 1/8" by 9 1/2" to stuff my yellow letters. I would only tuck sleeve in, (not lick it) so its easy to open. I just switched to A2 invitation style envelopes 4.375" x 5.75" from Office Depot. Again I did not lick these to seal shut. Im concerned they might get jammed up in post office sorting machines, due to edges catching and ripping or whatever because I didnt seal them shut, but just tucked closed again. Any advice? should i lick them or just tuck? thanks

I verbally (email) agreed on price with bank, that they will sell to me at. They didnt want to sign the one-page offer I sent, which is fine, but they have attorneys they use for Offer To Purchase contracts. Which is fine, I will just add my own contingencies and escape clauses.

These are the terms I asked him to have attorneys consider when drafting contract: as-is, 45 day financing contingency, 21 day inspection period, assignable, net to seller (buyer pays closing costs).

He knows I intend to assign the contract. So next step is see what they send me. Once we settle on terms in contract, I will begin the next phase of marketing to a buyer! Any comments appreciated...

how do i decide which to post on? what are the advantages and disadvantages of blog versus forum? Under what intentions would I choose one over the other: when I want to share content- blog? when i have question-forum?
