How does owner financing work with wholesaling a property? I have heard a lot of wholesalers say that they want motivated seller to do owner financing. But, what if the motivated seller still has a mortgage on the property? How is that advantageous for me trying to wholesale the property to an end buyer?

Good Morning All,

1.Is it a good practice in the beginning to have a contractor go with you on your first few walk thru’s of properties to kind of show you what to look for and get a feel for properties repair values?

2. What is an estimated figure I should expect to pay for this?

3. If this isn’t ideal what is a good alternative?

Good Afternoon,

I have a few cash buyers looking for properties in certain areas that I have not been able to locate properties for so far but in my research, have found some other wholesale investors online that have properties available now in those areas. 

1. Would it be wise to reach out to them and see if they like to do the deal together? 

2. Could I risk losing my cash buyer to this person that I don’t even know?

3. Should I draw up some type of doc for them to sign agreeing to do the deal together so I don’t get burned or is my mindset on this completely wrong?

I figure a little bit of something is better than a whole bunch of nothing!

Good afternoon,

In addition to bandit signs, and direct mail campaigns I want to stay

proactive in my marketing. Besides Craigslist, Backpage, eBay Classifieds, are there any other good websites for locating motivated sellers online? Is FSBO a good one?

So you as the wholesaler, would have to “traditionally” qualify initially and then have a buyer set up on the back end after you close with the bank first?

I spoke with a wholesaler yesterday and asked him how he gets most of his leads and he said he gets them from lenders or banks. From my research some banks will not let you assign out their deals. Does anyone have any insight how to get these reo properties?
