Anyone have a reference for good surveyor service company, reasonable prices? I have 1 1/2 acres in Hapeville I need surveyed to divide into 4 lots.

Newbie here, so please forgive me if I'm asking something everyone else knows the answer to. I'm in Atlanta (Hapeville) and have a home I purchased about a year and a half ago that including a large lot that is the size of about five standard lots for my neighborhood. So basically I have three lots that I was thinking about selling off for profit. After talking to a realtor who is working with a developer in the area she inquired as to why I wasn’t developing them. New builds in the area are going for 275-325K. Then suggested that I could use them as collateral and apply for the construction loan myself……

This would be new territory for me and am not sure of the process. My available cash is low  right now with a new baby is the house but the three lots should be valued at around 35-45k each. I know construction loan usually require interest only payment upon draw but is there any kind of construction loans that defer payment until completion?

I have a question about doing a refi on a property in Atlanta. It is our primary residence the home was purchased with three additional lots adjacent to the house. We used a 203K to purchased and renovate. So its time to dump that PMI!

Since renovating last year a few new builds slightly bigger than mine came up but being listed 100k more than my loan amount. Also a few other rehabbed home half the size of mine have sold or are listed now for around my loan amount. So we should have appreciated a good bit. If we refi can the additional lots be signed over free and clear since there is so much value in the house now. We'd like to sell the lost off for profit or develop them ourself and built new homes on them. 

Still learning real estate and want to make the best moves.

Thanks Joel, I wasn't thinking about putting the billboard up myself. I didn't want to get into that managing the adds and whatever comes along with it. I never considered cell towers though, I'm sure that's more profitable.

Hello All, this is my first post and I was not 100% which section to direct my question.  

I bought a property in Atlanta very close to the airport some of which boarder I-85 . I am interested in leasing some the vacant land for billboards.  Any advice on leasing for billboards?  What are the pros and cons of leasing? Any suggestions on which companies to do or not to do business with?
