I am a property manager in Charlotte,NC and we have used EZLandlordForms.com as they will create a lease package with all of the disclosures to keep you compliant. Let me know if you have any questions. 

Your realtor should also be able to provide the forms along with a checklist to keep you compliant.

@kurt H. 

I am a Property Manager in Charlotte. The time frame is as follows.

1-Certified Letter to Tenants

2-Filing at Court

3-Court hearing 2-4 weeks after filing

4-Tenant has 10 days to appeal. 

5-Landlord must wait the 10 days and then File Writ of Possession

6-Sheriff evicts about 1-2 week after receiving Writ of Possession

I would recommend Charlotte not just because I am a Property Manager and Realtor here but because we still have fantastic cap rates and our city has doubled in size over the last 7 years so there is a huge demand for rental property.  Not to mention you can get in on affordable purchase prices. If you need to evict, your probably looking at 45 days. In some cases we will collect a higher security deposit (1.5 months )to cover that. Let me know how I can help?

PM need to advise Landlords to hold out for better tenants as they are plentiful. As a PM, when we let drama into our properties...not only does it hurt our customers but us too.
