Hello everyone! I am a RE investor in North MS. I am thinking of jumping into self storage in the near future. What are some clauses in your lease that have helped you with problems when they arose?

@Peter Vance just depends on the opportunity. I have a property in Southaven that we rent out, but I currently live around Amory. I like the Tupelo/Saltillo/New Albany area because the job opportunities for the area.

Hey BP,

My wife & I are getting ready to close and begin a live-in flip project in two weeks, and my contractor said that it might be more beneficial to install a handicap accessible shower with a bench as opposed to installing a new tub (the current tub needs replacing anyway). His reasoning is that is should increase the home value and appeal to more people. My only issue is that if we do the HA shower, then there won’t be a tub in the entire house (it’s 3 bed, 1.5 bath). Does anyone have any thoughts, recommendations, or experience with this topic?

@Theresa Harris given the market i am in and what our strategy is, probably mid next year before we have 25% or so put down on a property.

Hey BP, relatively new to the website. My wife and I currently have one SFH that we are renting (it used to be our primary residence, but I moved for work). We are both 24 and are wanting to put money aside to buy more properties, but were wondering if it would be more prudent to go ahead and pay off all of our debt (except for the mortgage on the rental). The only outside debt we have is a small car note that will be paid off by year end, $11k worth of student loans with 8 years remaining at 4.1%, and $11k on another car note with 35 months remaining at 4%. I think we realistically could have almost all of it pains off by the end of 2020/early 2021. I appreciate the help

Hey Peter, I'm also from Northeast MS and am interesting in buying in the Tupelo market. How has your experience there been so far?
