@Dan G.  I'm not familiar with Hammond but plan to visit in the upcoming weeks. Are there specific areas you suggest? It would be great to narrow my search. 

@Adrien C. Sounds like you see a lot of property come across your desk. What do you estimate is the repair costs for a house at 40-50k to make it rent ready? Most of the houses I have seen (via zillow, redfin, other investors etc) wouldn't need more than 10k. I am concerned I am missing something as it appears too good to be true.

Hi All! I've been part of the BP community for a few years now and after countless hours of research podcasts, and networking I think its time to jump into the trenches. Needless to say I also invest most of my time managing construction projects throughout Chicago so this just makes sense. If you didn't guess, Chicago is my hometown but the market is too expensive and the returns are not worth the risk at my price point. However NWI and in particular Hammond looks like a great place to start as it is a 30-45 min ride and prices are reasonable. It appears a lot of these properties fall within the 2% rule and repairs are minimal. I am looking for a 2-3 unit or SFR in a B or C neighborhood that could/does cash flow and/or can be flipped. Does anyone have experience in these neighborhoods that could point me in the right direction? It would be great to see what Hammond quality homes are like so I can make sure to budget properly. Of course any potential deals are appreciated!

@Wendell De Guzman : I am most interested in renting small multifamily properties. I am getting to know a lot of architects, engineers, and sub-contractors so ideally I would like to purchase cheap properties that could be renovated. I plan to start investing in the next year or so, after tons of research.

Hi all,

I am a recent grad from the University of Illinois - Urbana/Champaign, where I received a Master of Architecture and Master of Civil Engineering - Project Management. I am newly employed as a Project Manager for a high-end builder/developer in Chicago. Now that I am finally receiving an income (after 6 years of school), I am looking forward to investing in real estate.

As a newbie, I would like to know where I can utilize my skill set most effectively? I do have an OK foundation in real estate investments and economics which I gained from my time in school. I anticipate learning a lot from BiggerPockets as I continute to do my research. Any suggestions/comments are appreciated.
