Hello BP family. I am looking for some advice. I am a new landlord who is house hacking a duplex. I am screening potential tents to move into the vacant unit. I have an offer that seems enticing and would like some guidance. 

The potential tenants are moving from another state to Florida for a new job. They are offering to pay 3 months in advance in addition to security and last months rent.  I would like to ensure their ability to pay the rent once the pre-paid rent period is complete, how should I go about verifying their new employment and income for their new jobs?

Hi, I purchased a duplex in the south Florida area, and there is a-lot of room for expansion on the property. I am looking to add 500 sqft to the property that is currently 1500 sqft. When calculating the ARV should I base all my calculations and comp analysis off of the after renovation square footage?

Hello, I am going to be pitching to a potential investor/family member  on a partnership for my first duplex house hack. I would like to create a formal presentation to show the investor. Is there anyone who has experience with pitching to investors that would be willing to share examples of pitch deck formats.

Yes, I would appreciate you sending me the link. Regarding which kind of turnkey; I think the best for me at the moment would a home that has everything (tenants,management etc)
